Access to affordable housing in North Simcoe is in crisis. Many residents, even those with full time jobs, are unable to find proper accommodation.
While there are many factors that contribute to the lack of affordable accommodation, it fundamentally comes down to lack of supply. We need to build more affordable housing and ensure those that are built remain affordable.
the north simcoe project (fall 2024)
The project proposed for North Simcoe involves the construction of 5 modular units on a municipally donated plot of land. This site will be in an urban neighbourhood and have access to municipal services including public transit. To maximize use of the site, the 5 units will be designed for 1-2 people (360-500 sq ft each) linked under a “common roof”. This efficient design will keep unit build costs to approximately $150,000 and monthly rental rates well below private sector rates.
The project is currently in the early stages of planning and organization. Discussions about a land donation are occurring with several North Simcoe municipalities. In parallel, early discussions are underway with the County of Simcoe about providing maintenance services to the residents of the units. Additionally, many area employers and community groups have been approached to see how they can be involved in the effort.

Habitat’s new approach involves using a new style of housing designed to substantially reduce the cost of building. It will focus on long-term rentals that offer stability to working individuals with limited financial resources. And it will continue its longstanding use of partnerships, including government, not-for-profits and support from you, the public. Together we can make a difference.

Additionally, housing will be delivered through partnerships – proper housing involves the whole community.

Karen Ferguson:
Chair of Communications, with extensive experience with program/project development and writing funding proposals to government, foundations, and corporate entities.
Cecil Gratrix:
Chair of Construction, with 20 years of experience in Municipal Project management.
Marilyn Hughes:
Family Selection and Family Liaison Committee with 10 years experience with Habitat in multiple roles.
Dan Labrecque:
CPA CMA. 40 year municipal career with executive leadership roles in Finance, Public Works/Planning and Housing
Jacob Lalonde:
Lead Architectural Designer, IHD Build, creating custom homes and cottages for the last 15 years.
Doug Lorriman:
Longstanding member of the North Simcoe Habitat Chapter with experience in Fundraising.
Ken Lung:
Retired senior Crown Counsel, Member of the Board of Directors for Habitat Gateway North.
Gord McKay:
Chair of Fundraising, former Mayor of Midland with over 10 years of Housing involvement.
Cate Root:
Chapter Chair, retired palliative care nurse. Multiple leadership positions supported by optimism, determination and perseverance.
Thea Saarimaki:
Long standing member of Family Selection and Family Liaison committee. Presently working with a manufacturing company.
